Businesses Involving Construction Permits or a Change of Use  

When a business moves into a space where a construction permit is involved or there is a Change of Use, the space requires a Certificate of Occupancy issued by the Construction Official prior to the new business moving into the space. Additionally, the business must also obtain a Commencement of Use Approval, and Certificate of Life/Non-Life Hazard Use. NOTE: Because Construction Permits can complicate the process, it is highly recommended that you contact the Building Department to coordinate with the appropriate Officials so that your approvals are not delayed.

Non-Condominium vs. Condominium Business Space

Much like a residential dwelling condominium (Condo), a Condominium Business Space is a space owned by a business within a larger subdivided building with a common area available to all other Condominiums. Although the required Certificates and Approvals are the same for that of a Non-Condominium space, the procedures and timing of obtaining these Certificates and Approvals are different. Non-Condominium Business Space 

The Non-Condominium Business Space requires three (3) online Applications, which are to be completed by the BUSINESS OWNER. Online Applications:

Condominium Business Space

The Condominium Business Space requires three (3) online Applications. The Application for an Occupancy Certificate for a Business Condominium must be completed by the CURRENT OWNER of the Condominium. In addition, the CURRENT OWNER must also obtain the required inspections PRIOR to the sale of the Condominium in order to obtain the Certificate of Occupancy.

The Non-Life Hazard Registration for a Business Condominium (Business Registration) Application and the Zoning Commencement of Use Approval are to be completed by the OWNER OF THE NEW BUSINESS moving into the space, typically AFTER a new Certificate of Occupancy is issued by the Construction Official.

Online Applications:

NO BUSINESS IS PERMITTED TO OPERATE IN HOLMDEL TOWNSHIP UNTIL A COMMENCEMENT OF USE APPROVAL, CERTIFICATE OF APPROVED NON-LIFE HAZARD USE, AND CERTIFICATE OF OCCUPANCY ARE OBTAINED.
